Nearly Complete Pricing Recovery

The Myrtle Beach Real Estate market has experienced another strong year for sales. In many cases, property owners are seeing a full recovery of prices from the devastating pre-market-bust around 10 years ago. Of course, there are still a few residential communities and condo buildings that are lagging but for the most part…the market is very healthy.

1. The Average Days it takes to sell a condo or a home has declined: This is an indication that we have strong buyer demand for our listings.
2. Inventory levels are lower: In many cases, there is only one home in a community for sale or one condo in a building. When inventory levels are low, it is very favorable for those looking to sell.
3. List to Sales Price Ratio is improving: We have negotiated a lot of offers recently where our seller had to negotiate very little. In some cases, we sold for full price or more.
