Before you start, there are a lot of things that you should know about our market. For example, there are over 10,000 properties for sale at any given time. As of this writing, there are over 5,000 homes, over 3,000 condos and over 3,000 lots for sale.
You should also know that over 93% of properties sold in the country are sold by real estate agents and that those sales almost always have a higher average sales price than ones sold by a FSBO.
THAT DOES NOT MAKE IT IMPOSSIBLE TO SELL ON YOUR OWN. And I am not in the business of forcing Sellers to list with me. So I figured I would help you by giving you professional tips that can help you sell on your own. Tips that help me rank in the top 1% in the entire country among millions of agents, and in the top 1% in our market among 3,600+ agents in the number of properties sold.

Get a Pre-Qual letter
Don't waste your time with non-qualified lookers who are not serious about buying. Before you consider any offers, make sure you get either a pre-qualification letter from the Buyer if they are getting financing or a proof of funds if they are paying cash. Do not waste your time and money going under contract and starting the closing process only to realize that they do not qualify for a loan or do not have the funds to purchase.
Everything is negotiable
When it comes to negotiating an offer, it is easy to get tunnel vision and focus solely on price. Don't fall into that trap. Price, of course, is crucial, but there are a lot of other terms and contingencies in a contract that you must pay attention to. Every single item on the contract is negotiable. Whether it is the closing date, home inspection, appraisal, due diligence or anything else on there; it is all negotiable and you should protect yourself by looking at the entire contract and negotiate the parts that give you the most comfort and protection.
Don't leave money on the table
Don't fall for the No Realtor Discount. There are buyers out there that specifically target "For Sale by Owners", knowing that you are not paying a commission. They have already calculated that they can at least get a 6% discount off the price you are asking because that is what you most likely would have had to pay an agent. Be careful of that when you are negotiating. Studies show that FSBOs usually end up getting out-negotiated by buyers and typically have a lower average sales price than homes sold by agents. Be strong in your negotiating. If that is not your strength, reach out to me. That is my specialty.
Be prepared to do your own marketing
Now one of the most important things you can do is marketing your property. You have to give it mass exposure in this market in order to stand out among the 10,000 other properties for sale. This is the part where most FSBOs fail. Don't let that happen to you. Take the time and money and get professional pictures shot and get the property on as many websites as you can. Tell everyone you know. Post on social media. Pay for advertising on and offline. The more people that look at it, the more likely your chance for success.
