It loosely begins around 3rd Ave. North, or 300 North Ocean Blvd, and continues on both up to about 17th Ave North or 1700 North Ocean Blvd. The homes we are describing are raised beach houses built from 2005 to recently, three stories, with as little as 4 bedrooms and as large as 7 bedrooms. There are a few much older homes that are listed for sale occasionally in this section, but they are not included in the neighborhood we are discussing here.

You'll find direct oceanfront homes with 6 or more bedrooms that are usually purchased for vacation rentals. All of the amazing homes here have every luxury appointment, including elevators, fireplaces, private pools, and BBQ pits. The oceanfront homes are no exception. Most are across from the beach, lining each side street, and built as far back as the 3rd row. As you move closer to 17th Ave North, you'll find smaller, 4-bedroom homes that are more likely to be used as a residence. More often all the homes are used for vacation rentals just because of the income they produce. The smaller homes in Lakewood will be priced around $600,000, whereas the 5-7 bedroom homes are from a million on up.

The oceanfront homes average in the 2 million dollar range. Most have a private pool and jacuzzi, with decks on all floors, and parking underneath. Lots range in size from small and narrow up to 1/4 acre on larger homes further back. Larger homes will often have a living area and kitchen on all floors, to be rented separately with maximum income potential.
