In the last decade, the Grand Strand has seen more than its share of large, master-planned communities and multi-neighborhood subdivisions. The majority of these "resorts" offer amenities like pools, tennis courts, parks, and sometimes a golf course. Unlike most condominium complexes, the HOA fees in a housing community are fairly low and often include lawn maintenance, street upkeep, and the management of any ponds or parks - as well as the pool or other amenities. This new lifestyle has proven to be very popular, and here are some of the most desirable ones.
Grande Dunes - This is the largest and most desired master-planned community in the entire Grand Strand, and it continues to grow. The original subdivisions are gated and on the west side of an impressive bridge that crosses the Intracoastal Waterway. It has expanded to include blocks of oceanfront land, homes on the area between Business and Bypass 17, and stretching further down the Bypass. The most recent addition is a huge new Del Webb senior community that is being built. Other great neighborhoods are Seville and Castillo del Mar. Think luxury when you think of Grande Dunes, and expect prices from $500,000 and up.
Dunes Club - The Dunes Club is on the ocean side of Hwy 17 near the hospital and not far from all the Grande Dunes communities. This was the "original" home of the rich and famous in Myrtle Beach. While older than Grande Dunes, it is not less desirable nor lower priced in most cases. The homes are mostly "plantation style" and have views of the Dunes Club Golf Course and lakes.
Carolina Forest - Decidedly one of the most popular places to live in the Grand Strand, Carolina Forest is a sprawling 9000-acre master-planned community with around 30 distinct neighborhoods and prices to fit any budget. Located off Highway 501 near Conway, Carolina Forest has its own schools, post office, medical offices, and shopping center. Everyone loves Plantation Lakes, The Farm, Waterbridge, and many others.
Market Common - Market Common was years in the making and is the crowning glory of Myrtle Beach's city planners. Located where the old Myrtle Beach Air Force used to be, the many neighborhoods in this master-planned marvel revolve around a shopping and dining business district. Amazing restaurants, stores, boutiques, services, parks, water everywhere, joggers, dog walkers, lovers, families, and amazing landscaping are what you see in Market Common. Prices will fit every budget, and you can choose between brightly colored Charleston-style homes, traditional brick executive homes, condos, townhomes, work and play condominiums, and everything in between. Truly, you must see this development to believe it. Be sure and see Cresswind, Emmens Preserve, and Sweetgrass Square.
Prestwick - Located on the south Strand next to Surfside Beach, Prestwick is the community for the avid tennis player. Not only does it offer 13 tennis courts, but it also has an award-winning golf course, swimming pool and clubhouse, lots with views of the ponds around the greens, and 24-hour gated security. The beautiful homes in Prestwick come in 3-6 bedrooms, with prices starting about $350,000. This is truly a community to consider.
Prince Creek - A master-planned community surrounding the Tournament Players Club golf course in Murrells Inlet, Prince Creek has more than 16 popular neighborhoods. Homes here will fit every budget, both gated and not, waterfront and not, golf course or natural settings. It's also home to one of the Strand's best 55-plus communities, the Seasons at Prince Creek. Amenities here include multiple pools, clubhouses, tennis facilities, exercise facilities, boating access, and the golf course. Prices range from just over $100,000 to half a million.
Barefoot Resort - Home to four of the most prestigious golf courses in the Grand Strand, Barefoot Resort sits on 2300-plus acres of land surrounding them. There are approximately 12 single family home communities and 17 condominium and townhome communities. More are still being added. Four luxury high-rise waterfront condo complexes greet the visitor, including a marina, the largest salt-water pool to be found, and a lavish shopping complex called Barefoot Landing. All of the neighborhoods have access to the pool and a shuttle to an oceanfront private cabana, and most have their own private pools and clubhouses. There are approximately 5000 homes in Barefoot Resort.
North Beach Plantation - North Beach Plantation is a 60-acre master-planned community that includes two luxury oceanfront towers, as well as miles of townhomes, patio homes, condos, and single family homes. The community stretches from the oceanfront to Highway 17 adjacent to Barefoot Resort. If you like brightly colored homes with tropical landscaping, you'll find all kinds in North Beach Plantation. Prices range from several hundred thousand to over a million for homes in this subdivision.
Seabrook Plantation - One of North Myrtle Beach's newest incredible subdivisions, Seabrook has had several incarnations. It is finally being completed, most recently by Lennar Homes. It sits adjacent to the newest and most impressive shopping complex on the far north end, and covers several acres of land between Highway 17 North, and North Ocean Blvd in Cherry Grove Beach. These homes average around $400,000, and the builder is in partnership with Amazon, producing homes that are almost completely WIFI certified and controlled. In addition to this unique feature, the community has five lakes, a 4900 square foot oceanfront amenity center, and access to Tidewater Golf Course. Seabrook Plantation offers the true beach lifestyle, as good as any in Florida.
Tidewater Plantation - Tidewater is another majestic golf course community located in the Cherry Grove section of North Myrtle Beach. The Tidewater Golf Course has been ranked as one of the finest by Golf Digest and Golf Magazine. Gated and secure, the 6 neighborhoods of elegant single-family homes join with 5 condo and townhome communities to represent the best of golf course living in the Grand Strand.
