Island Green Homes for Sale
Island Green is a collection of communities with more than 20 separate neighborhoods, originally developed in the 1980's. Located on the south end of Myrtle Beach, outside the city limits in the section of Horry County known as Burgess, it began as a golf course community. Different builders added neighborhoods throughout the 1980's, 1990's, and 2000's. The most recent, offering a new group of around 400 residences for sale in 2022, were built by DR Horton. This tops out the number at around 1200 homes sharing the same guarded entrance and exit. The golf course has been closed and replaced with houses although much of the green space has been maintained, along with ponds and marshland.
More than 24 different HOA's are operated in Island Green, including the sections of Island Green East, Island Green South, Green Springs, Oak Estates, Dogwood Estates, Treetop Oaks, and Treetop Villas. The older homes range from 3 to 5 bedrooms, average about 2000 sq ft. Some have oversized lots, private pools, screened porches or Lanais, and have most of the upgrades that are expected in a home within that price range.
Amenities for the master community include an indoor pool, outdoor pool, clubhouse, exercise facility, and 24-hour security. Schools for Island Green kids include Burgess and St James Elementary Schools, Saint James Middle School, and Saint James High School - some of the best-rated and most desired schools in the Grand Strand.
The newest homes built in 2022 offer single or 2-story floorplans and are near the amenities. These homes now include the Connected® package, a suite of smart home products controlling lights, heat and air, video doorbell, and garage opener through a smartphone. They have every upgrade from stone countertops to designer kitchens and tropical landscaping. Square footage ranges from 1475 to 2713. The entire community has underground utilities and is near restaurants, shopping, golf courses, medical facilities, and of course, the beach.
