Eight homes sold in Prestwick between September 2025 and July 2026. They closed between $367,500 and $725,000, averaging $479,762 on about 2,364 square feet. Sellers kept roughly 98% of their asking price, and the average sale took 101 days from list to close.

Notice how tight most of those pairs are. In six of the eight sales the two dots nearly sit on top of each other, which means the seller got within a couple of percent of what they were asking. That is the headline here.

Sellers held about 98% of their asking price

Average list price across the eight sales was $490,750. Average sold price was $479,762. That works out to 97.8% — call it about two percent of give.

Here is what that means for you. A correctly priced Prestwick home is not getting picked apart. Buyers are paying close to the number on the sign. The community is not soft.

The one home that broke the pattern was 1402 Highland Circle, which listed at $455,000 and closed at $425,000 — 93.4% of asking, a $30,000 gap. One home out of eight. Every other sale landed between 96% and 100%.

Price per square foot will not price your home

This is the number people reach for first, and it is the one that will mislead you fastest.

Across those eight sales, price per square foot ran from $163 to $245. That is a spread of more than fifty percent inside one gated community in one twelve-month stretch.

Run the math on a 2,300 square foot home and you will see the problem. At $163 a foot it is worth $375,000. At $245 a foot it is worth $563,000. Same house, same neighborhood, and a $188,000 swing depending on which end of the range you pick.

So use price per foot as a sanity check, never as a valuation. The same holds across the other Myrtle Beach golf course communities, where two homes on the same fairway can trade a hundred dollars a foot apart. What separates the top of that range from the bottom is condition, updates, layout, lot, and where in Prestwick the home sits.

How long a Prestwick sale actually takes

Average days on market across the eight sales was 101. The fastest closed in 41 days. The slowest took 244.

Those two homes sold in the same community in the same year. The difference was not the market — it was the pricing decision at the start. Plan on a couple of months, and plan on getting the number right the first week rather than chasing it down later.
