How to read the tables below

The box above is the summary. The tables underneath are the actual homes, and that is where the real answer lives. Here is how to get something out of them.

  • Put the sold price next to the final list price. That gap is what sellers in this community are actually giving up at the closing table. When the gap is narrow, correctly priced homes are holding their number.
  • Look at the price per square foot range, not just the average. Prestwick has too much variety in size and condition for one dollars-per-foot figure to price your home. The spread between the low and the high tells you how wide the honest margin of error is.
  • Check days on market at both ends. The fastest sale and the slowest sale happened in the same community in the same year. That difference is almost always pricing, not the market.
  • Find the homes closest to yours. Match on square footage, bedrooms, and baths first. Those few homes are your real comparables. The community average is not.
