Strip out everything built in 2024 or later and eighteen sales are left. These are the ones with a real owner on the other side of the table, and they behave differently.

- The middle seller gave up $11,400, or about 97.7% of the asking price.
- The middle home took 119 days from list to close. The fastest went in 36 days, the slowest took 334.

Do not price off the builder's per-foot number
Price per square foot is where this gets expensive. Across all eighty-five sales the median was $229 a foot. But split it by age and by size and the gap shows up:
- 2,000 to 2,400 square feet: nearly new homes ran about $261 a foot. Homes built in 2023 or earlier ran about $227.
- 2,400 to 2,900 square feet: $222 a foot new, $207 for the older ones.
- 2,900 square feet and up: $215 a foot new, $191 for the older ones.

Fourteen homes are for sale in Bridgewater today, and every single one is a detached cottage in Bridgewater Cottages. Nothing is listed in Bridgewater Villas or Bridgewater Townes.
They run $499,444 to $749,900, with the middle one at $562,450. Nine of the fourteen were built in 2023 or earlier, so unlike the sold data, most of what a buyer can walk through this week is a resale.
