Arrowhead is not one neighborhood. It is nine villages between Burcale Road and Clay Pond Road in Myrtle Beach, near Highway 501, tied together by one homeowners association and wrapped around a 27-hole golf complex. So when a neighbor’s sign goes up, the number is hard to read across from your own house.

Twenty-seven homes closed here over the past twelve months. That is enough to stop guessing.

Nine villages, one question

Twenty-seven Arrowhead homes sold between August 2025 and August 2026. They closed between $265,000 and $633,000, averaging $408,240 on about 2,074 square feet. Sellers took home 97.7% of their asking price, and the typical sale took 106 days.

Which village you live in matters. It matters less than most owners think.

Before you sign a listing agreement anywhere on the Grand Strand, here is what I would want you to know.

Square footage explains most of the spread

Around 2,000 square feet the dots spread from the low $300,000s to the mid $400,000s. That vertical gap, same size and same community, is where condition, updates and your lot do their work.

Price per foot ran $163 to $237 across those sales. Which is exactly why one dollars-per-foot number cannot price your home.

Eight sellers got every dollar they asked for

Eight of the 27 closed at or above asking. Another seven came within two percent. That is fifteen sellers who gave up almost nothing.

The five that gave up the most all sat the longest

Five sales landed below 95% of asking. Look them up in the table below and check the days on market column. The home that closed at 90.8% sat 379 days first. Another that gave up nine percent sat 195.

The fastest Arrowhead sale of the year closed in 20 days. Price it wrong in week one and you pay for it twice, in time and again at closing.

Fifty-two dollars a month

HOA dues on the fourteen active Arrowhead listings run $51 to $56 a month.

For a golf community with pools, lighted tennis courts and nine villages of common area to keep up, that is genuinely low. A buyer comparing Arrowhead against other Myrtle Beach golf communities will notice it immediately. Do not bury it.
