📊 What’s Happening Right Now?

One of the biggest concerns I’m hearing is: “Are home prices going to drop?”

As of today, according to the MLS, we are not seeing prices decline. In fact, while some national economists have scaled back their forecasts for appreciation, the general consensus is that we’re heading into a flat market.

That might sound underwhelming—but flat is much better than falling.

📈 A Surprise Shift: Interest Rates Just Ticked Up

Just when we thought mortgage rates might ease up, they did the opposite. We saw an unexpected rate increase yesterday, which caught a lot of us off guard.

Even with that surprise, we are not yet seeing negative market effects. But I’m watching the numbers daily, and I’ll continue to keep you posted.

Presently, property owners are concerned about potential price drops in the market. According to the MLS, there are no indications of prices decreasing at the moment. Some economists have adjusted their forecasts, suggesting that we may not see significant appreciation in the real estate market; instead, it might remain relatively stable, which is preferable to declines.

A recent surprise was the increase in interest rates. Initially expected to decrease, rates have gone up instead. Despite this, we haven't observed any negative developments in the market yet, but I'm closely monitoring it daily.

Myrtle Beach Real Estate Market Update: What’s Happening Now?

The Grand Strand real estate market is showing signs of change, but the good news is that home prices have remained stable, with no significant declines over the past six months.

Another encouraging factor is that interest rates have started to come down. While rates have fluctuated, there’s currently an opportunity for buyers to lock in a lower rate, leading to increased buyer activity. We’re seeing a rise in showings on our listings and more offers being written. However, for a major shift to occur, rates will need to stay lower for an extended period. Let’s keep an eye on this trend.

Overall, the market has remained steady, though some areas require attention. For example, certain condo buildings are experiencing high inventory levels, some with 50 condos for sale but only one recent sale. In these cases, we may see price adjustments after the spring. The residential market, on the other hand, is different. Inventory is present but not excessive, reducing the likelihood of rapid price declines. The main competition comes from new construction homes, where prices remain high, but builders are offering incentives of $10,000 or more to attract buyers.

November and December: A Busy Season for Real Estate

Contrary to the common belief that the local market slows down in winter, the reality here in Myrtle Beach is quite the opposite. As a local agent who has called Myrtle Beach home since kindergarten, I can confirm that while we used to have a highly seasonal market, the past decade has shown consistent activity year-round.

The past few weeks have seen a notable spike in activity. With the elections behind us, many buyers are now making their moves.

  • Showings to Contract: 7-8 showings
    (If a property receives 7+ showings but hasn’t sold, it might be time to revisit the marketing approach.)

Throughout September and early October, we saw some positive sales momentum in the local market. Interest rates, however, have recently risen to about 7%, a trend we’re watching closely and hoping will reverse soon.

Typically, rate hikes could slow down the real estate market. But one factor working in our favor is the usual Seasonal Decline in inventory, which we’re already seeing. With supply and demand both potentially dipping, we may see minimal shifts in prices or sales volume in the near term. We’ll have a clearer picture of how the market responds to these rate changes within the next month, especially with some hopeful projections that rates may decrease again soon, spurring more buyer activity.

  • Increased Buyer Leads: Our team has connected with more potential buyers lately than in previous months, indicating renewed interest in the market.

  • Steady Sales Activity: While some listings are slower to sell, most properties are moving once they hit the market. If a property isn’t selling, it’s often due to pricing or the need for enhanced marketing.

  • More Offers in Play: With more showings, we’re seeing an increase in offers, contributing to a rise in recent sales.
