Read the gap between the two tables first

Put the average price per square foot for the active homes next to the same figure for the sold homes. When the asking column sits above the sold column, sellers are testing the market and buyers have not agreed yet. When the two sit close together, asking prices have caught up to reality and homes are moving closer to list.
Do the same with days on market. A low average on the sold table with a higher one on the active table tells you the well-priced homes have already left, and what is sitting is what is overpriced.
That comparison stays true no matter what the numbers say the month you read this. It is the same read I do before every listing appointment in this community.
Your section is not a rounding error
Homes here are grouped into named sections, and they were not all built at once or to the same plan. Before you compare your house to any sale in the table below, check these four things.
- Which section. Lake Forest, Clear Water Lakes, The Landing, Coral Springs and The Chalets each have their own floor plans and lot sizes. Match the section before you match the price.
- Square footage first. Sort the sold table by living area and find the two or three closest to yours. Those are your comps. The community average is a description of the neighborhood, not a price for your house.
- What you look at. The community is built around lakes and fountains. Water behind the house is worth real money here, and a home backing to a lake will not trade like the same floor plan facing a street.
- What you have already paid for. Two identical plans built the same year can be thirty thousand dollars apart on finishes alone. The table cannot see your kitchen.
What the dues do and do not tell you
Surfside Beach Club is gated, with a clubhouse, a fitness room and a pool, and owners are allowed golf carts. Plenty of people here drive one to the beach rather than the car.
Dues are set per property, and every listing shows the figure under Additional Information as HOA Fees, calculated monthly. Across the homes in this report, nearly every one showed $110 a month as of September 2026. That is a low number for a gated community with amenities, and it is worth saying out loud to a buyer who is comparing you against a community charging twice that.
Check the exact figure on the listing you care about rather than assuming, because the number does vary by a few dollars between sections.
