Six sections under one name
The county's plat records and the MLS listing remarks agree on the layout: Blackmoor's single-family homes sit in Brookhaven, Devonshire, Muirfield, Somersby, Waterhall and Wellington. They were not built at the same time. In the homes we checked against the county's records, Muirfield runs from the late 1990s into the early 2000s, Devonshire, Somersby and Brookhaven are early 2000s, and Waterhall and Wellington stretch the longest, with most homes from the early to mid 2000s and a few built well after that.
Here is how to use that. Open the detail page for each home in the tables and read the Year Built and the street. Then sort the list in your head by section instead of by price. A home from the late 1990s and a home from the mid 2000s can share a square footage and a zip code and still be different products, with different kitchens, different ceiling heights and different amounts of life left in the roof and the air handler. If the comparable homes all come from another section or another decade, the average is describing someone else's house.
A fairway is a view, and views come in sizes
Blackmoor Golf Club is a public course, so the golf is open to anyone, but most of the neighborhood still lives in its orbit. A lot that backs to a fairway, a lot with an angled look at a tee box, a lot with woods behind it and a lot on an interior street are four different things to a buyer. The premium for a golf setting belongs to the specific view, not to the community, so a comparable sale has to match your lot position as well as your size and age. Be wary of any estimate that treats every Blackmoor address as a golf-course address.
Some sections are more individual than others
Waterhall and Wellington in particular have been marketed as custom-home areas, and homes in sections like that can differ from lot to lot in ways a plan-built street does not. Where homes are more individual, a comparison by street is more reliable than a comparison by floor plan, and explaining your upgrades matters more. This is where a walk-through earns its keep.
Low dues and a short list of amenities
Dues are one of Blackmoor's selling points and one of its more consistent facts. As of October 2026, homes in the tables were carrying dues of about $50 a month, with nearly every one at that figure and none far from it. That is worth putting in front of buyers. Because the MLS lets a listing agent enter dues monthly or annually, read the "HOA Fees (Calculated Monthly)" value on each listing's detail page rather than the headline field, and confirm the current figure with the association before you quote it. Listing descriptions mention a community pool, tennis courts, pickleball courts and a clubhouse; confirm what is current with the association before you advertise any of it.
Houses and condos are separate markets
The condo community that shares the Blackmoor name is its own market with its own prices and dues, and the tables on this page do not include it. How to get a number for your specific home
An average cannot see your section, your lot or your updates, and in Blackmoor those three things do most of the work. Then I walk the house and adjust for what is visible: the age of the major systems, what has been renovated, what you see from the back porch.
