Plantation Lakes is built around water, and that one fact moves your price more than anything else about your house. A lot with a private dock, a lot that looks across the lake, and a lot three streets back are three different products to a buyer. The automated estimate on most websites cannot tell them apart. Start with where your lot meets the water

Almost every home in here lands in one of a few buckets. Lakefront with a dock. Water view, no dock. A pond lot. Or interior, with the water a short walk away instead of out the back door. Those buckets do not trade at the same price, and they never have.

The tables below mix all of them together. That means every average you are about to read is a blend of the whole community at once. So read the average, then ask which bucket your home is in. If you are on the water with a dock, you sit above it. If you are interior, you sit below it, and usually by more than sellers expect.

Read the two tables against each other before you read either one

The Active table is what sellers are asking. The Sold table is what buyers actually paid. Almost nobody puts them side by side, and that is where the useful information is.

Compare price per square foot first. When the asking figure sits well above the sold figure, sellers are still testing and buyers have not agreed yet. When the two are close together, the market has settled and there is not much argument left to have. Then do the same with days on market.   • What has been updated, and when. Roof, HVAC, kitchen, primary bath. Recent work you can document is worth real money; the same work ten years ago is not.
  • What your HOA fee covers. Each home's detail page in the tables above lists its own fee, calculated monthly, and it is not the same figure across the whole community.

What a buyer is really buying when they buy in here

Your house is one part of it. The rest is Carolina Forest, and buyers shop the area before they shop the street. Plantation Lakes sits roughly four to five miles inland from the oceanfront, which puts the beach inside a short drive and keeps the house out of the tourist traffic.

The amenity side is real and buyers ask about it: an amenity center and clubhouse, a fitness facility, two pools, lighted tennis and basketball courts, a playground, a small beach area and a gazebo, plus the lake itself and the docks on the lots that have them.

On schools, homes here are zoned to Ten Oaks Elementary, Ten Oaks Middle and Carolina Forest High School for the current year. Attendance zones do change, so confirm your address with Horry County Schools before you rely on it.
