Here is the thing about pricing a home in The Farm: your house has twins. This community went up to a set of repeating floor plans, so somewhere a few streets over sits a home with your square footage, your bedroom count and your layout. That cuts both ways, and understanding which way is most of the work.

Your floor plan has twins, and that is the whole game

In a custom community, pricing is hard because nothing matches. Here it is the opposite. The comps are real. You are not guessing what a house like yours is worth, because houses like yours have been selling in here all year, and the tables below show you exactly what they brought.

The flip side is that a buyer can line you up against your twin and compare you item by item. In a neighborhood of one-of-a-kind houses, a seller can argue that theirs is different. In The Farm that argument does not land. If your twin is listed cleaner or cheaper, buyers go see your twin.

Read the asking column against the sold column first

Most people read one column and stop. The two side by side tell you more than either one alone, and in a community of matching houses the comparison is unusually clean.

Start with price per square foot. The Active column is what sellers are asking. The Sold column is what buyers actually paid. When asking sits well above sold, sellers in here are out ahead of the market and some of those listings are going to come down before they close. When the two numbers are close, the market has agreed and there is very little room to push.

Then read days on market the same way. If the homes currently for sale have been sitting longer than the sold ones took to sell, that is inventory the buyers have already walked past. You do not want to join that group. Both of those readings are true whatever month you happen to be on this page.

When the floor plans match, condition and price do all the work

Take two homes on the same plan, same size, same street. One sells in three weeks and one sits for four months. The difference is almost never the house that was built. It is the house as it stands today.

What actually separates them:

  • Age of the roof and the HVAC, and whether you can document it. A buyer comparing twins will take the one that does not need a system replaced.
  • Kitchen and flooring. In a matched-plan neighborhood these are the only rooms that look different, so they carry more weight than they would anywhere else.
  • How the yard and the front of the house present. Your twin's photos are in the same search results as yours.
  • The asking price, which is the one lever you control completely and the one most sellers set last.

None of that shows up in an automated estimate. A computer sees the plan and the square footage and assumes your house and your twin are the same house. Buyers know better within about ninety seconds of walking in.

The Farm is not one market, and this page covers the houses

The Farm is a mixed community. There are detached single-family homes, there are townhomes, and there are condos at The Orchards at The Farm. Those are three different products with three different sets of buyers, and blending them produces a number that describes none of them.

So the tables on this page are the single-family homes only, across the main body of The Farm and Brookberry at the Farm. If you own a townhome or a condo in here, the figures above are not your comps and you should ask for the right ones rather than reading these. What a buyer is buying besides your house

Buyers shop the neighborhood before they shop the address, and in The Farm the neighborhood does a lot of the selling. The community sits in Carolina Forest, roughly four to five miles inland from the oceanfront, with a community pool, a clubhouse built to look like a red barn, a fitness center and a playground. The farm theme runs right down to the street signs — Scarecrow Way, Hay Hill Lane, Carolina Farms Boulevard.

The school picture is a genuine draw here and worth saying plainly. Homes in The Farm are zoned to Ocean Bay Elementary, Ocean Bay Middle and Carolina Forest High School for the current year, and Ocean Bay Elementary sits less than half a mile from the middle of the community. Attendance zones can be redrawn, so confirm your address with Horry County Schools before you count on it.

How to get a number for your specific home

Here is what I do that an average cannot. I find your twins — the homes in here on your plan, at your size — and I pull what they actually closed at, not what they asked. Then I walk your house and adjust for the things that separate you from them: the roof, the systems, the kitchen, the yard, what you have put into it and what you have not.
