That single fact drives more of your price than the floor plan does, and it is the first thing a buyer in this neighborhood starts pricing.

A community that aged together prices on maintenance, not square footage

When homes go up within a few years of each other, they hit the expensive milestones within a few years of each other too. Roofs, HVAC systems, water heaters, windows. Somewhere in the middle of that window your house either had the work done or it did not.

So the buyer walking your home is not really comparing layouts, because the layouts are close. They are comparing what has been replaced and when. Two Arrowhead homes with the same beds, the same baths and the same square footage can sit a long way apart on price for no reason other than one of them has receipts.

That cuts in your favor if you have done the work. Documentation is worth real money here in a way it is not in a neighborhood of mixed-age houses, because the buyer already knows what a home of this vintage is due for.

Your village is a real place, even though the MLS hides it

Arrowhead trades under one line in the MLS. Horry County does not see it that way. The county has the community platted as a set of separate subdivisions — Silver Lake, Limestone, Lemington, Feldspar, Maitland and Starpoint at Village of Arrowhead among them — each with its own plat, sitting under one homeowners association.

That matters for two reasons. The averages on this page are every one of those villages blended together, so the community number is nobody's house number. And buyers who have shopped Arrowhead for a while do learn the difference between them, even when the listing does not spell it out. Knowing which side of the community your closings came from is part of pricing your home rather than the neighborhood.

What the golf course does and does not add

Arrowhead is a golf community with twenty-seven holes laid out as three nines — the Waterway, the Cypress and the Lakes — and parts of the community sit along the Intracoastal Waterway.

A golf address is not automatically a premium, and this is where sellers often get it wrong. What a buyer pays for is the specific view and the specific position: an open fairway view is not the same as looking at the back of a tee box, and a lot with water behind it is not the same as a lot with a cart path behind it. The monthly number that helps sell your house

Here is something worth saying out loud in your marketing, because a lot of Arrowhead sellers undersell it. The homeowners association dues in here are low for a golf community — the active listings were showing roughly $51 to $56 a month as of September 2026, with most of them at about $52.

Put that next to what buyers see at other golf communities along the Grand Strand and it is a genuine advantage, not a footnote. A buyer comparing two similar homes at a similar price will notice a monthly carrying cost that is a fraction of what they were expecting. Check the current figure on your own listing before you quote it, because dues do change, and each home's detail page in the tables above carries its own number.

What a buyer is buying besides your house

Arrowhead sits between Burcale Road and Clay Pond Road in Myrtle Beach, near Highway 501, with parts of the community along the Intracoastal Waterway. That location is a large part of what buyers are shopping for, and it is worth leading with rather than burying under a feature list.

On schools, homes here are zoned to Pine Island Elementary, Ten Oaks Middle School and Carolina Forest High School for the current year. Attendance zones can be redrawn, so confirm your specific address with Horry County Schools before you rely on it.

One thing worth keeping straight: the attached homes nearby are their own markets. Riverwalk townhomes and Riverwalk condos are not priced off these tables, and neither are the condos at Arrowhead Pointe. If you own one of those, the figures above are not your comparables.
