Turn Your Open House QR Code Into an Instant Lead Follow-Up

A Simple QR Code Strategy for Real Estate Open Houses

Most open-house QR codes send visitors to a website, listing, or property page.

That's useful—but there's another option:

Use your QR code to start a text conversation with the buyer.

A visitor scans the QR code, their Messages app opens with a text already written, and they simply tap Send.

Then, with an iPhone Shortcut, you can have an automatic response go back to that person.

This gives you an opportunity to engage with the visitor even after they leave the open house.

 


Here's How It Works

Imagine putting this sign at your open house:

Want the Property Details?

Scan to receive the property information by text.

[ QR CODE ]

Scan → Tap Send → Get the details

When the visitor scans the QR code, their phone opens a text message addressed to you.

The message might say:

"Send me the details for 123 Main Street."

They tap Send.

Your iPhone receives the text and your Shortcut recognizes the message.

It can then automatically send something like:

Thanks for visiting 123 Main Street! Here's the property information: [link]

Now you've started a text conversation with the potential buyer.


Part 1: Create the QR Code in Canva

Step 1: Decide What You Want the Visitor to Request

Don't make the QR code say simply:

"Contact Me."

Give the visitor a specific reason to scan.

Good examples include:

  • Send Me the Full Property Details
  • Send Me the Listing Information
  • Send Me the Price & Property Details
  • Send Me the Floor Plan
  • Send Me the Property Brochure
  • Send Me the Seller's Disclosures
  • Send Me Similar Homes for Sale
  • Send Me the Home's Feature Sheet

For an open house, something like this is simple and compelling:

"Want the Property Details? Scan Here."


Step 2: Create Your SMS Text

Instead of sending visitors to a website, you'll create an SMS command.

The basic format is:

SMS:YOURPHONENUMBER?body=YOURMESSAGE

For example:

SMS:8435551234?body=Send%20me%20the%20details%20for%20123%20Main%20Street

The phone number is the agent's number.

The message tells the agent exactly what the visitor is requesting.

Important: If your message contains spaces or other special characters, encode them properly. Spaces can be represented as %20.


Step 3: Create the QR Code in Canva

In Canva:

  1. Open your open-house sign or flyer.
  2. Select Apps in the left sidebar.
  3. Search for QR Code.
  4. Choose a QR code generator.
  5. Instead of entering a website URL, paste your SMS command.
  6. Select Create QR Code.
  7. Place the QR code on your sign.

Then add a clear call-to-action beside it.

For example:

GET THE PROPERTY DETAILS BY TEXT

Scan the QR code

Tap Send

We'll text you the information


Step 4: Test It Before the Open House

This is extremely important.

Use another phone to scan the QR code and make sure:

  • The Messages app opens.
  • The correct agent phone number appears.
  • The correct message appears.
  • The visitor can simply tap Send.
  • The agent receives the message.

Test the QR code after printing the sign, too.


Part 2: Set Up the Automatic Follow-Up

Now comes the powerful part.

You can use the Shortcuts app on an iPhone to recognize the incoming text and automatically send a response.

Step 1: Open Shortcuts

On the agent's iPhone:

  1. Open Shortcuts.
  2. Select Automation.
  3. Choose New Automation.
  4. Select the Message trigger.

Step 2: Tell the iPhone What Message to Look For

Choose the option that triggers when a message contains specific text.

Enter the phrase you're using in your QR code.

For example:

Send me the details for 123 Main Street

The iPhone will use that phrase to identify the messages that should trigger the automation.

Step 3: Set It to Run Automatically

If available on your version of iOS, choose:

Run Immediately

Then continue to the next step.


Step 4: Create Your Automatic Reply

Create a new Shortcut and add the Send Message action.

Your automatic response could say:

Thanks for visiting 123 Main Street! Here's the property information: [listing link]

You could also include:

  • Listing link
  • Property brochure
  • Floor plan
  • Agent contact information
  • Showing-request link
  • Mortgage calculator
  • Neighborhood information

Keep the first message short and useful.


Step 5: Send the Reply to the Person Who Texted You

This is one of the most important steps.

When setting up the recipient for the automatic message, don't enter a specific contact.

Instead:

  1. Press and hold the recipient field.
  2. Choose Shortcut Input.
  3. Tap the Shortcut Input variable.
  4. Change it to Sender.

This tells the iPhone:

"Send this response to whoever just sent the triggering message."


Your Open House System Is Now Complete

The visitor experience looks like this:
