What Does a Realtor Really Do?

Greg Harrelson - Myrtle Beach RealtorI was asked an interesting question the other day that made me think. The question was, "What do you really do as a real estate agent?"

Typically, a property owner asks this question when they are considering an agent to help them sell a property. So, most agents will answer: website ads, MLS, newspaper ads, Real Estate Book ads, staging, open houses, flyers and many other versions of marketing. I can tell you the same things along with some more aggressive and effective strategies, yet I think there are three very important things that a great realtor should do for property owners, especially in this real estate market. When I was asked this question, I answered the following.

Question..."What do you really do as a real estate agent?"

My answer...

As an agent, our job is to accomplish one of three things...

  1. Help you make decisions that will minimize your losses in real estate.
  2. Help you make decisions that will protect your current equity, or
  3. Help you make decisions that will maximize your return on your real estate. 

Of course, there is more to our business then just these three intentions, yet these are the ones that impact property owners, like yourself, the most. Once we determine that selling is what one would like to do then, we discuss the strategies necessary to get it sold.

The main message that I want to share this month is that each of us need to look at our current real estate holdings and get clear on our long term strategy. Let's face it, this market will not turn around overnight. This is not negative -this is a fact. Something as big as a real estate market takes years to recover. We will see some little increases here and there, and in many areas we will see additional declines. The market takes on a life of its own, and there is little we can do to control it. What we can do, is re-evaluate our investments and determine if we should buy, sell, or hold them.

There are many questions that can influence one's decisions on selling. Can you continue to manage the current negative cash flow of the investment? Are there better uses of your equity? Can you get the same return with less risk? Can you wait five or more years before you relocate?

Only you can determine the impact that your real estate has on you and your family. I know that there are many of you that need to sell, many who need to do nothing, and many who should consider buying. My main intention is to influence you to reconsider your position. Determine what your long term strategy is and be committed to it. Too many people ignore their investments today, to later find out that they could have made a move that would have had a positive impact on their financial well-being.
