As we suspected, the real estate market has turned up again. There is no denying the real estate market around the Grand Strand is on fire!
We have so many examples of properties coming on the market and getting 10 showings in the first week, 2-3 offers and have it sold for near or at full price within one week.
The biggest challenge we are facing in our local market is finding inventory for our buyers. Lately, we have scheduled appointments with a buyer coming to town and by the time they got to the beach, the property we were scheduled to show is now under contract and there is nothing left for sale in the community or building.
The good news is that property owners that have their property listed now should be getting more showings, more offers and experience a shorter sell time at a higher price than the last 10 years.
Similar to other areas in the country, our market is experiencing an inventory shortage. Yes, there is building going on yet the builders are not keeping up with current demand. And, building costs have risen so much in the past 12 months that new construction is becoming too expensive which pushes the buyer to resales.
This is the best "sellers" market that we have seen since 2005-2006. As a matter of fact, supply and demand data along with price levels are very similar to the heights of the market prior to the bubble bursting.
Buyers are becoming frustrated with the lack of availability and in many cases, are willing to pay more than recent comparable sales,
